When i check on Nokia's website it says that v20 is available.
When i check FOTA and using NSU on a pc it says no update available.
Current version is v12.0.026.
Anybody know any more than me?

You may need to download and install the latest version of NSU from the Nokia website, before you can apply V20. Hope this works for you. 😉

I'd already done that, i downloaded it off Nokia because i'd uninstalled it from the work pc a while ago.
BUT... that was on the pc at work (home and work both run the same version of vista) Now i'm home it's worked and told me v20 is available.
Strange.
EDIT: it failed to upgrade with 23 seconds left to go...
trying to recover (without a hard reset) now.
EDIT: strange again, it said it failed but when i turned my phone back on it's updated and seems to work fine (hopefully still hacked)

NSU doesn't work in my office because our internet proxy blocks access to NSU communications for some reason (maybe it's using a weird TCP port, or requires UDP protocol?)
Maybe the same is true of your office?

I am the IT Technician (aswel as many other job titles) at my work (small business) so i know it's not being blocked for that reason.
I managed to get it to update on my home pc, even though it had abit of "update failed" trouble.

Think yourself lucky you didnt jump from V11 straight to V20, like I did. I got WSOD (white screen of death) on bootup after the FW upgrade and thought the phone was bricked.
Eventually I managed to get a successfull boot-up by performing a hard-reset with the Vulcan-death-grip process.
Something that I have found is that my firewall software (both at home and at the office) seems to block or limit speed to near non-functionality of anything being downloaded from Nokia.
What I recommend is disabling your firewall and virus-scanner software during any downloads from Nokia. This has solved the problem for me (especially having to re-download the Map data umpteen times).
